Aun: Commissioners
Newport Beach Planning Commission
City of Newport Beach
Dear Commissioners,
Thanks to those of you that have taken the time to meet me or be in correspondence with me
over the past couple of days and I am looking forward to meet the rest of you in person.
Pursuant to my earlier conversations with some of you gentlemen in regards to short nature
of the time that materials have been provided publicly and without any notice to me that
they are available on city's website and due to some inaccuracies and lack of objectivity for
the upcoming hearing in regards to Port Restaurant application and needed time to gather
evidence to refute the picture being portrayed of the Port. I would like this letter to serve an
official request for a continuance of the application in order for me to perform additional
discovery. I would like our modified application to be heard on your second meeting in
month of September that is scheduled for 9/17/2009.
I strongly believe that if this hearing is conducted on 8/20/2009, it will not turn out to be a
fair hearing due to lack of adequate notice and opportunity to challenge associate planner
recommendations of denial of the application by requesting a new staff report based on all
the past documentation and future ones that will be provided based on our discovery that
would be inclusive of all memorandum by various departments. The provided documents
for the hearing do not include any of our my prior correspondence to the planning
department explaining the nature of our application and high degree of importance for future
vitality of this business by lack of consideration to the given economical arguments as well
as Port's employment of 25+ loyal employees and its contribution to the local tax base.
Port Restaurant & Bar has thrived to be a great asset to Corona del Mar and the
surroundings area by continuously providing first class experience to the Public for their
special events such as birthdays and wedding dinners as well as sponsoring community
events with CDM and Newport Chamber of commerce, schools and charitable organizations
over the past few years and wants to further provide benefits to the area and enhance and
improve the character of the area.
From Jazz performances in Trees and loud piano playing in Mistral to DJ Music of Svelte,
the location of 440 Heliotrope has always had entertainment as part of the venue and it
should have be noted in documents provided to public and I have been advised by many
residents and experts that Ports current use permit should be subject to being grandfathered
in for approval as to hours of operation and live music just like other similar venues in
Corona del Mar and Newport Beach in general.
Port Restaurant & Bar is a social venue that intends to provide eclectic entertainment in
form of acoustic performances and artistic DJ's that's safe and not loud and strives to
uphold its image and it does not tolerate any misbehavior.
The dancing has never been a part of the business plan and we were advised by planners to
include it in the application. However, that inclusion has hurt us in the eyes of many people
as we want to become a nightclub venue. As I mentioned in person to you all and to Mr.
Murillo in many occasion that has never even crossed my mind and I want the opportunity
to clarify that matter further to all involved parties including the law enforcement agencies
proposing conditions that we never want to become a night club and dancing and using club
promoters were never part of our wish list contrary to the provided memorandums.
I have managed this project personally and owned its real estate property from its inception
and have been very consciousness of its unique position in center of the village and its place
in people's hearts. The best interest of the community has always been a main focus of Port
and it has been a true pleasure to restore its image.
My vision is for Port to continue on as a quality establishment to enrich the experiences
from residents as well as becoming a tourist attraction and a dining destination for visitors
of the great Village of Corona del Mar, but discriminatory treatment given when compared
to other restaurants that are allowed to have live entertainment music and stay open until
2:00 a.m.
This document should also serve as a written correspondence my grounds to challenge the
matters on the agenda in the event that continuance of the public hearing is not granted
pursuant to the last paragraph of the Agenda.
Lastly, I would like also for you gentlemen to review attached letters of support by both
Corona del Mar Chamber of Commerce as well as Corona del Mar BID.
Thank you all for your time and fair consideration on this matter.
Best Regards,
Ali H. Z addde®eh

Dear Commissioners,
On behalf of the Advisory Board of the Corona del Mar Business Improvement
District, we are in support of the Port Restaurant's application to extend hours of
operation with added security, induction of lunch hours and obtaining the required
entertainment license.
The Business Improvement District Board of Directors voted to support this
application to assist in retaining this valuable asset, the Port Restaurant, as a
longstanding community establishment. There are many businesses in Corona del
Mar that are closing their doors due to these difficult times, and the Board feels that
it is necessary to support the Port Restaurant due to its positive contribution to city
revenues, employment, and the local dining interest it provides.
Thank you for considering this endorsement.

Re: Port Restaurant & Bar / Project File No.: PA2009 -080
Dear Planning Commissioners and Planning Staff:
As the owners of the commercial building located at 436 Heliotrope Avenue in Corona
Del Mar, which happens to be immediately adjacent to the Port Restaurant & Bar, we
wish to comment on this application for extended hours and activities by the restaurant.
For anyone not intimately familiar with the Port Restaurant property, we would strongly
suggest a close review of the satellite photo of the site, complete with overlaid property
lines, that is contained in the Newport Beach City computer system. From this satellite
photo it quickly becomes apparent that the restaurant property has absolutely no off -street
parking! In fact, the site is so constrained that, according to City records and staff, the
restaurant's chain link trash enclosure, trash dumpster, waste grease trap, etc., are
actually located on an adjacent property owner's parking lot and vehicular access to this
enclosure can only be achieved by driving across this neighboring property. If the nature
of that property were to substantially change, the restaurant could lose that access and
their ability to have a trash dumpster.
Also, it should be pointed out that immediately adjacent to the northerly side of the
restaurant is the Port Theater, which is currently undergoing renovation. Like the
restaurant, the Port Theater also has no on -site parking! When the Port Theater
eventually re -opens for business, parking in the neighborhood will become even more of
a challenge than it is presently. Neither of these businesses would likely be allowed to
establish themselves now as "new usages" in this neighborhood due to the non-
conforming nature of their respective properties and the negative impacts they have on
neighboring businesses and particularly the many residents of the immediate
neighborhood.
We, as owners of the commercial building adjacent the Port Restaurant, have to provide
on -site parking for our building. We are baffled as to why this adjacent business, the Port
Restaurant, is allowed to operate with absolutely no on -site parking whatsoever,
especially in a neighborhood known for vehicular congestion.
Furthermore, given that the current operators of the Port Restaurant have a history of
ignoring city codes and regulations when it suits them - according to city employees and
based upon our experience as well - and have shown a complete lack of regard for the
negative impacts their operations have on their neighbors, we have to ask why anyone
would think their behavior would suddenly change for the better if they are allowed to
expand their activities and hours of operation?
Additionally, some of our tenants meet clients on an appointment only basis, in the
evening hours. Thus, the allowance of live music and the attendant noise likely to be
generated from the Atrium area of the Port Restaurant could have a severe negative
impact on some of our tenants and also on our ability to use our building and property to
its fullest extent. Therefore, we strenuously object to live music and dancing being
allowed at the Port Restaurant!
While we recognize the rights of the operators of the Port Restaurant to operate their
business and applaud their apparent success in attracting clientele, we feel that their
success dictates that they move to a site more suitable to their needs. Their success
should not come at the expense of their neighbors, particularly the local residents!
Sincerely,
Geoffrey Haddad

Subject: Planning Commission Meeting, Thursday 8 -20 -09 to hear Ammendment to Permit No. 15661
I wll be unable to attend the subject meeting. Please see that my comments are represented to the Planning
Commission. Thank you.
The Port RetauranVBar currently provides a commendable service as just that, a restaurant/bar. It presently
operates on the margin of a residental neighborhood and as such is conditionaly acceptable. What is being
proposed is the extention of that permit to make it into a night club with all the attendant negative features and no
positive contribution to the neighborhood. Corona del Mar is a village.
We can do without bud music, intoxicated carousing, and other noisey disturbances into the middle of the night.
I recommend the Planning Commission deny the subject amendment.

I am writing in response to the above referenced Public Hearing notice received on August 10, 2009.
Unfortunately, I will be unable to attend the scheduled hearing and I would like to express my concerns
with the application for amendment to Use Permit No. 1566.
I currently reside at 430 1/2 Heliotrope Ave which is located within walking distance to the Port Restaurant
& Bar. Please be advised that I strongly oppose the expansion of their existing business hours.
Currently, the business produces a great deal of traffic and noise to the area. This is understandable and
has been tolerated because it occurs during normal business hours but I feel the expansion of their
existing business hours would be an inconvenience. I feel it would certainly lead to unnecessary traffic
and noise during all hours of the night. This would not only be an Inconvenience to me, but surety to
other neighbors. I feel that their business hours should remain the same and the application for
expansion should be denied.
I would like to thank you for the opportunity to express my concerns and ask that they be taken into
consideration during your process of deciding whether or not to grant the amendment requested. If I
may be of further assistance, please do not hesitate to contact me.

Port restaurant app for amended license
Dear Jaime,
This is Dave and Dawn Stone. We have owned the property at 439 and 4391/2 for the last 20 years. Our
building is directly across the street from the Port restaurant and the business parking lot they use. We strongly
object to this amended license proposal!
Because we are the closest residence to the restaurant in the neighborhood, we know from 20 years of
experience how bad the situation is already. All during the evening and especially at closing time, the patrons
come out of the restaurant and talk, argue, smoke, drink, rev their engines, etc... until they finally decide to
leave. Many times the police have been called because they just wont be quiet and they won't go home. So if
the license was extended to 1 AM the noise could continue until 2 AM and our tenants have to get up for work
early. These people have urinated on our lawns and bushes, thrown their cigarette butts and beer bottles on our
lawn, keyed cars, and even side swiped parked cars while driving away.
We as landlords have to put it in the lease with any new tenant about the noise from the restaurant because it is
so bad. It causes lower rental rates and is surely a detriment to the value of our property.
We have a wonderful little residential area and we as property tax payers feel we deserve some respect! We
want peace and quiet! We want safety for our property and families! Please do not approve this amended license
application!
Thankyou,
Dave and Dawn Stone

Dear Madam /Sir,
This letter serves as our objection to the application for a night club license at property address at 440 Heliotrope
Avenue. We have been residents at 428 Heliotrope for over 6 years and intend to stay at our current resident for the
many years to come.
Over the past several years, we have seen a slight change in the neighborhood as a result of having a restaurant 4 doors
from our home. Some of the nuisances we encounter are trash thrown on our front yard, such as red cups and cigarette
buds.
Corona del Mar prides itself by being a clean, upscale and safe neighborhood. By allowing Port to be licensed as a
nightclub in a neighborhood street will jeopardize the quality of the neighborhood. We strongly urge you to protect our
neighborhood by opposing the night club at 440 Heliotrope Avenue.
Sincerely,
Bill & Lee Lyle

To Whom It May Concern,
During the 1980's and 1990's, I was the Restaurant Critic and Op Ed columnist for the
Daily Pilot, as well as the host of K -OCEAN 103.1 FM's "Dining With Judy."
Professionally and personally, I was a regular diner at Trees, one of the most innovative
culinary establishments of its day. The food was lovely, the atmosphere chic and relaxing
and the dining experience was further enhanced by the restaurant's policy of having live
music nightly. The entertainment in those days was often provided by local performers
like Donnie Singer, and a fellow named "Caesar."
When the restaurant became Mistral, I was one of the artists who entertained there myself
with my jazz combo.
Because of its excellent food and dedication to service and relaxing atmosphere enhanced
by live music, Trees established itself as a fine dining destination that attracted a loyal
clientele. It was not uncommon to find visitors from San Diego, New York, San
Francisco and other parts of the country enjoying leisurely evenings of multi- course
dinners prepared by the award - winning Trees. And listening to live music.
As a member of the Southern California Restaurant Writers Association, I can attest to
the fact that Port Restaurant is dedicated to renewing and restoring the cultural imprint
that Trees was known for in its heyday. Fine art, sculpture, comfortable seating, a diverse
and interesting, well -priced menu and gracious environment are alive and well in Corona
del Mar because of the Port.
It's not easy to trying to operate a business that is geared toward the culturally- minded
these days!
Despite the trend toward attracting a mostly -bar business, I am confident that it is not the
Port Restaurant's objective to be anything but a high -end establishment that will continue
to make the kind of outstanding contribution to the legendary lineage of Newport Beach's
acclaimed dining destinations that was pioneered by Trees so many years ago, in the
years to come.

Port Restaurant and Bar is Chic and Satisfying
Port's Presence
Port Restaurant and Bar in Corona del Mar is a fine place to repack your
culinary suitcase and have a fetching dining experience.
Tucked a few feet from the ocean on Heliotrope Avenue, this space was a
casual local hangout called Pirate's Inn for a long run. Then, a chef took
ownership and called the place Trees for a relatively short span before it
disintegrated. Alas, we loved and lost Mistral, the next incarnation that
took its name from the unruly winds that scour the Provence region of
France in certain seasons. It too was eventually sold to yet another owner
who had a very short run with his Svelte name and idea.
DINING
Fifi Chao
Then, two and a half years ago, along came Ali Zadeh — businessman, lover of fine food and good wine,
bon vivant and, most certainly, an intent host - who gave the restaurant an intensive and inviting
makeover. It's now quite chic while being ultra friendly. The rooms are punctuated with a lot of good art,
custom architectural details and a cool adjoining bar.
Patrick and I merrily trekked through some of the menu with this paper's publisher, Richard Reisman,
his charming girlfriend, Anita Modha, our executive editor Rick Reiff and his wife, Mary Ann Brown.
Makes it easier to try several things with a table of six or so.
For appetizers, don't miss the crispy gnocchi with spinach and morel mushrooms. Crab cakes sit atop
fennel salad and are dappled with chipotle sauce, classic coconut shrimp have a jaunty sweet chile sauce,
ahi tartar is a good textural counterpoint to the crunch of lotus root and spicy shrimp or a bowl of clams
and mussels keeps the interest flowing.
Entrees on our plates included salmon with a white wine and shrimp sauce, seared sea bass with a tad
bit of brown butter sauce and nice garden vegetables, a swell plate of seafood pasta, tender braised short
ribs and a couple of selections from the steak, chops and lamb entrees. All were quite satisfying.
Someone obviously paid a lot of attention in putting together the eclectic and international wine list.
A few that would add pizzazz to any meal without emptying the wallet: Trimbach Reserve pinot grigio,
Saint Supery sauvignon blanc, Dutton Goldfield pinot noir, BV Tapestry red wine, Lancaster or
Whitehall Lane cabernets, Ridge "California Mountain" zinfandel -syrah blend or Chateau Taillefer
from the Pomerol region of Bordeaux. To go along with some full- flavored sweets at the end of your
meal, there's a fine selection of dessert wines.
Port should be added to your dining list since the great tastes are complemented by sensible prices and
superb atmosphere. Dinner appetizers are $8 to $16, entrees $26 to $38.

Hello Ms. Murillo,
I have enjoyed the restaurants that have occupied the space at 440 Heliotrope for many years, and Port is by far the best
of them. The new ownership has definitely changed the venue for the better, with amazing dining, wonderful staff and
excellent service. It is no longer a bar /restaurant... but a restaurant with a nice bar /lounge.
I live in CDM and go to Port for family dinner in the earlier hours (we have 2 small children), date night with my husband
and Girls Night Out with my fellow mom friends when we get a "hall pass' to stay out late. Port is a great restaurant and
the entertainment is always nice, never too loud or annoying, which I can't stand when you are trying to speak with
others! In fact, I believe Port is now the only place to go in CDM to enjoy fantastic cuisine in a hip, airy (and clean)
atmosphere with fun music (I am past the age of enjoying clubs). When we have friends, family or business customers
visiting from out of town, we always recommend Port.
I also care to share with you that the owner, Ali, is a very kind and generous man who assisted our local Harbor View
public elementary school with it's fundraising endeavors. Ali generously hosted our Underwriting party at Port and
supplied all the specialty drinks at our annual event at the Fairmont Hotel last November, helping our Parent Faculty
Organization raise $110,000. No other shop or store has, in the two years I co- chaired our events, assisted us as much as
Port did this past year, a time of great need as the CA school budget funding continues to decrease.
I sincerely hope you assist Port restaurant with their plans to improve upon their successful business. I would especially
like to be able to go there for lunch! Like the Lido Diner next to the Lido theater, Port can offer a place to dine before
and after shows. More importantly, Port can become a CDM landmark along with the rejuvenated Port theater, a real
town jewel where neighbors of all ages can enjoy fine yet casual dining and entertainment, and visitors can get a real
feel for the life and friendship that CDM residents enjoy.
Please support and approve Port's requests for improvements, as they have proven to show consideration and respect
to our neighborhood in their successful business strategies,

PA 2009 -080 OP 2009 -003 440 Heliotrope Avenue
Mr. Murillo:
I am an owner's representative for properties affected by the Port Restaurant & Bar.
Included in these properties would be residences at 500, 500 1/2, 502 and 502 1/2 Goldenrod Avenue.
The transition of the former Pirates Inn /Trees Restaurant, as a former neighborhood establishment
patronized by locals, to the Svelte /Port operation has brought a different, seemingly non -local clientele
that is noisy and disruptive to the quiet residential area. Patron's stretch limos and taxi cabs were never
seen prior to this transition.
The bar operator has been unable to control exiting customers in the late evening hours who typically
congregate in the subject parking lot. History suggests that proposed monitors /security officers will be an
unenforceable measure that will not be sustained.
Bar hoppers are known to leave their car at the Port lot and return later after drinking at other
establishments.
This pattern adversely affects the safety of the neighborhood while the numerous calls to police divert
them from other responsibilities due to potential drunk driving problems. Cars have been sideswiped by
hit and run late nighters.
For the good of the nearby property owners, I believe that rather than extend operating hours, that they
should be shortened and operating /use permits should be revoked if the problem gets worse.
On the matter of off site parking, please be advised of the following;
Public records show that the fee interest in the building and parking lot at 2865 East Coast Highway is
owned by Shirley Price Piantanida.
The owner /operator of the building improvements and parking lot area is on a ground lease from said
owner.
The ground lease is currently in litigation over the valuation of a proposed purchase of the fee interest in
subject property.
Unless and until adjudication of this matter results in a transfer of ownership of the land, the "lessor ";
Legacy Property Management indicated in the PC12 exhibits, would not seem to be able to legally bind the
future use of the parking lot, 30 Day Notice notwithstanding.

on street parking spaces taken, loud music through late hours of the nights and possibly rowdy crowd around
the area. Corona Del Mar is an upscale, peaceful and safe community, having a night club right in the middle
of the residential area will most definitely ruin the integrity of our neighborhood. We have no objection to having
a night club in Corona Del Mar provided it is operated away from the residential areas. As elected
officials for the residents in Corona Del Mar, we urge you to protect the image and the serenity of the
community, respect the voice and the interest of the residents in Corona Del Mar and reject the application for
the amendment to Use Permit No. 1566 and Off -Site parking Agreement No. OP 2009- 003.We strongly and
Vehemently oppose to granting a permit to operate a night club at 440 Heliotrope Ave. Sincerely, Suzanne and

To whom it may concern,
I have been a resident of Corona Del Mar for several years. I recently built a
home in the area just three doors down from Port Restaurant. My home is
located at 430 Heliotrope in CUM.
I can't say enough about this reslourant and Ali. They are top notch with their
service and their cuisine. They are so professional with all aspects of their,
business including any weekend and nightly activities. The location of Port
makes it nice for locals to walk to which keeps the area safe and because it is so
convenient, they are keeping the community within the city limits and that keeps
the revenues in our area.
I am a business owner and Port has always exemplified the type of service I
would expect from my hotels and restaurants.

1566 for the Port Restaurant & Bar.
I am a resident in the 400 block of Heliotrope Ave and have some
concerns about the Port Restaurant & Grill extending the closing time to
1:00am as well as the introduction of live entertainment and dancing.
Many of their patrons park along our street and their voices can be
heard as they walk back to their cars. Some are laughing, while others
are having conversations. We hear them as they start their cars and
drive off. We as homeowners on this street hear this and tolerate it
for the most part. Closing the restaurant at 1:00 is just too late for
all of this to be going on.
This restaurant opens to Heliotrope Ave. which is unique from the other
restaurants in CdM. Most of them front Pacific Coast Hwy. My concern
is the noise level that will come from live entertainment and dancing.
The restaurant is located too close to the homes to have music emanating
from it. I am also concerned about the lines that will form along the
street as people are waiting to get in to dance and listen to the live
entertainment.. These lines can get long and the noise level increases
as people congregate. This is not the type of business that belongs
along a neighborhood street.
Thank you

Hi there. I hope Port gets to stay open late night and keep their entertainment. Their music is so awesome there
and many people would be let down as Port is everyone's favorite place to go!
Their food is amazing and a lot of people wouldn't have a place to go to eat for lunch, since everyone in the area
loves their lunch menu! So many residents and visitors go there .... I always have friends from abroad visiting
and everytime they come back they say, "we wana go to Port!"
Also a lot of people work there as employees, wouldn't it hurt for more jobs to be lost in this difficult economic
time if the restaurant is doing well and doesn't NEED to let go of employees?
Please keep Port going strong and long by extending the hours of business and keeping entertainment
there ... that's part of why Port is so great. Without their exquisite cuisine and amazing entertainment ... Port
wouldn't stand out the way that it does.

Mr. Murillo,
I am writing to you today to ask for your support for Port Restaurant and Bar in Corona Del Mar. For the past
two years I have enjoyed the food and atmosphere at this establishment and my company has hosted many
business events there (large and intimate). It has become our "go to" place when we want to make a favorable
impression with both local and out of town guests and business associates.
I have reviewed their proposed project and am convinced that they have put a great deal of thought and effort
into expanding their establishment and services in a manner that will not only improve their business, but will
do so with the utmost consideration for the surrounding neighborhood. In such a tough economy where many
businesses are floundering, it is important that we all do everything possible to support local establishments
such as Port as they add not only revenue, but character and charm to our communities that is sorely lacking.
I sincerely hope that we all will be able to reap the benefits of the Port improvements in the near future

To whom it may concern:
I want to give my full support as a local resident to the Port Restaurant in Corona del
Mar. I have lived within 100 yards of the Port at 432 1/2 Goldenrod Ave. for two years
and I have to admit that there has never been a need to complain about any noise
generated from restaurant's operation from their Music or their clients. My only wish is if
they could be open later so our experience does not end abruptly and we don't have to go
to other places that are not as good as Port afterwards.
My Neighbors and I try to go to Port every once in a while to enjoy their great appetizers
and dinner menu as well as listening to local musicians and DJ's that are playing at very
respectful levels. I was very disappointed to see that they had to stop the Music a couple
months ago because of their upcoming application to the city. We can definitely use a
place around here to provide Music in a tasteful manner.
Port is a "gem" in the heart of Corona Del Mar. It is well -run place with excellent food
and welcoming staff as you have heard by other neighbors and local residents and it's a
perfect place to meet clients for business meetings. It would be quite an addition to the
community if they were to open for lunch.

changes for Port Restaurant. I own a home nearby for many

business. This plan will provide more money for city revenue
and employment.

Hello Ms. Murillo,
I have enjoyed the restaurants that have occupied the space at 440 Heliotrope for many
years, and Port is by far the best of them. The new ownership has definitely changed
the venue for the better, with amazing dining, wonderful staff and excellent service. It
is no longer a bar /restaurant... but a restaurant with a nice bar /lounge.
1 live in CDM and go to Port for family dinner in the earlier hours (we have 2 small
children), date night with my husband and Girls Night Out with my fellow mom friends
when we get a "hall pass" to stay out late. Port is a great restaurant and the
entertainment is always nice, never too loud or annoying, which I can't stand when you
are trying to speak with others! In fact, I believe Port is now the only place to go in CDM
to enjoy fantastic cuisine in a hip, airy (and clean) atmosphere with fun music (I am past
the age of enjoying clubs). When we have friends, family or business customers visiting
from out of town, we always recommend Port.
I also care to share with you that the owner, Ali, is a very kind and generous man who
assisted our local Harbor View public elementary school with it's fundraising endeavors.
Ali generously hosted our Underwriting party at Port and supplied all the specialty
drinks at our annual event at the Fairmont Hotel last November, helping our Parent
Faculty Organization raise $110,000. No other shop or store has, in the two years I co-
chaired our events, assisted us as much as Port did this past year, a time of great need
as the CA school budget funding continues to decrease.
I sincerely hope you assist Port restaurant with their plans to improve upon their
successful business. I would especially like to be able to go there for lunch 1 Like the
Lido Diner next to the Lido theater, Port can offer a place to dine before and after
shows. More importantly, Port can become a CDM landmark along with the rejuvenated
Port theater, a real town jewel where neighbors of all ages can enjoy fine yet casual
dining and entertainment, and visitors can get a real feel for the life and friendship that
CDM residents enjoy.
Please support and approve Port's requests for improvements, as they have proven to
show consideration and respect to our neighborhood in their successful business
strategies,

Dear Mr. Murillo,
I understand there is a hearing for the Port Restaurant, and I really felt that I
had to give my input on the matter. I am a resident in Corona Del Mar, and I
have been going to The Port since its opening, as I had gone to the other
restaurants before it. However Port has something special about it! I go
there with my mom to wind down after work, and be around quality people.
The Port really caters to any age with its ambiance of music, and the
great architecture and ambiance. The food is great -I go there for Brunch and
dinner, and repeatedly I have asked the owner if they could open for lunch.
Corona del Mar is a great place for nice restaurants, and i think the PORT
really brings in quality people from CDM, as well as our neighbors in
Laguna beach and Newport Beach. Its presence in many magazines and all
of its positive advertising bring a large crowd to Corona Del Mar. A friend
of mine is a very close neighbor of the PORT and she says that she never is
interrupted by its crowd because of its secluded location. The music is never
too loud, and really gives the restaurant a good vibe. I think Corona del Mar
would be missing a lot if it didn't have The Port!!

To Whom it may concern,
I was given your email address from a friend/ the owner of Port Restaurant.
I am a 31 year old, single and professional Freelance Graphic Designer who
has 5 friends that live on Heliotrope. I live at 435 1/2 Heliotrope, which is
across the street and three houses down from Port. In my opinion, and
speaking on behalf of my friends, Port is a place we absolutely love to go. Its
a welcoming atmosphere, where people from the community, younger and
older, can come after work and on weekend nights to wind down from work,
meet new people, network, etc.
When I heard that Port was having trouble with the city and had to use noise
contraints /close early because of complaints, I was shocked. I work from
home and lead a busy and professional life and I never hear ANY noice or
any kind of disturbances coming from there ... if anything, I occasionally hear
my neighbors yelling, or someone's tv is turned up loud, but never hear
anything from Port besides some fun laughs, in which actually make me
want to go over and join in the fun.
This place is very unique to the other bars and restaurants in the area
because of its MUSIC and ecclectic style. Whether its a guy on a guitar
singing, or the talented djs that they have play, we all enjoy it the way it is!
It only adds to the experience that they have such a personable staff, great
hidden location, and great food!
In my experience, this is a place where I've met new great friends, talked
business, celebrated birthdays, and hope to have many more experiences at
Port.
Thank you in advance for taking this letter into consideration.

The entertainment is fun, variable and very desent. It is funny

Dear Jamie,
I have been going to Port Restaurant 2 -3 times a week since it opened a
couple of years ago.
In fact, these days, Port is the place where my friends and I go to relax, eat
good food, have a laugh and enjoy the music.
For what I need and want in a restaurant & bar, Port has everything. I feel
safe and secure at Port, it has a cool ambience and friendly staff. It is truly
unique in Orange County. Port is well liked by everyone who has ever been
there.
The only draw -back is how early it closes. If Port is allowed to stay open a
bit longer, it would bring more enjoyment to the customers while helping the
owner with higher revenues, and thus, higher tax revenues for Corona Del
Mar -- a win - win -win for all involved.
I strongly urge you to approve Port's application.

Jamie Murrillo,
I am writing in regards to Port Restaurant's application to extend
the closing time by one hour and obtaining the now required live
entertainment permit. I am a resident of Corona Del Mar and live
one block South of Heliotrope on Iris. I consider Port Restaurant
my 1 st choice for fine dining and entertainment. I have been
frequenting Port Restaurant since it opened in 2007 due to it's
award winning cuisine and extremely friendly service. Port has a
very reserved fashion of live entertainment which is good for our
neighborhood. This can be backed by the results of the sound
study. During these times, granting of this permit can only benefit
our city by it's positive impact to increase city revenue and provide
employment for 25 employees. Port management has maintained a
consciousness nature up to this date, and I am convinced that they
will continue to do so in the future with additional security
personnel to insure an orderly exit of the clients.
Thank you for your consideration in this matter.

Its not just that restaurants copy one another and that themes get replayed —
Northern Italian, anyone? Its also that with the high turnover of restaurants and the
limited spaces for them, new places tend to turn up where old restaurants once
stood.
There are few places where that is more true than in one small stand -alone building
on Heliotrope Avenue in Corona del Mar. This problematic space with no parking lot
and a tiny dining area has housed at least four different eateries in the decade -plus
that I've been covering local eateries.
Trees, Mistral and Svelte have all come and gone, and five months ago Port
Restaurant/Bar opened. And while I've never been a fan of the cramped dining room,
I do have a fondness for what comes out of the kitchen. And my opinion of the newly
remodeled space hasn't changed much.
On this visit we're seated at a window with a view to the atrium space that houses
the outdoor section of the bar. There's a singer -guitarist on the other side of the
window — note: I like that there's live music this early in the work week. However,
when he starts to play his muffled songs compete with the soft jazz playing in the
dining room and a broadcast soccer game apparently coming from the kitchen.
In addition one of the patio's bright heat lamps shines directly in my eyes. I feel as if I
should invoke the Geneva Conventions. The good news is the wait staff here is
responsive to our pleas, and the Muzak is turned off along with the light.
Then we can concentrate on the food and a glass of Veuve Clicquot ($18 a glass),
which we've ordered as an aperitif. The French Champagne is a nice
accompaniment to the starters we've chosen.
Appetizers include Springtime Asparagus Soup ($11), which ... wait for it ... tastes of
asparagus. The buttery grass flavor of the delicate vegetable is so prevalent that one
wonders how anything that's been creamed and cooked to such a smooth potage
could maintain its taste integrity. After a few bites other flavors break through, and I
detect the warming touch of nutmeg and woody morel mushrooms that have been
added to the blend.
Chef to add and layer flavors and ingredients. Even the House Salad ($12) is a
lovely mountain of mixed greens dressed in a heady sherry-based vinaigrette topped
with roasted candy cane beets and glossy candied almonds.
Clams and Mussels ($14) are also well prepared. All of the meaty bivalves arrive at
the table open in their shells. They are served in a fragrant white wine sauce imbued
with a mix of herbs and spices reminiscent of Morocco.
But I think my favorite starter is the House Gnocchi ($14). Rather than big soft
pillows of mashed potato dumplings, these are pebble size and pan saut6ed. They're
served in a pile with crisp browned exteriors tossed with caramelized cipollini onions,
juicy roasted tomatoes and morel mushrooms in a light cream sauce over a bed of
spinach.
If I wasn't working I could have easily stopped there, but that would mean I would
have missed the Spiced Lamb Chops ($38). Three big meaty chops cooked to order,
which for me is medium -rare. It's a difficult preparation to get right; in other
restaurants my meat has arrived either overdone or underdone. Here it looks as if it
might be the latter, however, the crisp outside is dark brown and sizzling and the
interior is warm, pink and just right to the tooth. The mildly grassy meat is served in a
pool of savory roasted tomato and shallot sauce and over a lemon zest, almond, and
dried cherry- studded couscous.
Striped Sea Bass ($26) is served with a sweet corn relish and lightly cooked English
peas. Its an elegant way to present this delicate and under -used fish.
Maine Diver Scallops ($36) are another winner. These bivalves, about the size of a
silver dollar, are crisp on the outside and just past the point of quivering inside. They
are lined up on a rectangular plate on a bed of fennel and mushrooms.
I have a soft spot for homey food, and Braised Short Ribs ($26) rank high on that list.
Port's version is like something straight from grandma's slow cooker. They are
deeply cooked and have a meaty taste and silken texture that seems to melt into the
soft polenta on which it comes. Completing this cozy dish are sweet carrots,
caramelized onions and earthy baby turnips.
Amazingly, the Taz Pinot Noir Fiddlestix Vineyard ($60) is a fine partner for each of
the dishes we've ordered tonight. The Santa Barbara County red is a full- bodied
Pinot Noir that is still gentle enough for the lighter dishes.
Desserts include some fine chocolate choices including a very well - prepared
Chocolate Souffle Cake ($10), a ramekin - shaped dessert that has the kitchen's
signature crisp -on- the - outside, wicked -on- the - inside texture. There's also a dense
Chocolate Tart ($10) made with dark chocolate and served with seasonal fruit and
chocolate ice cream. Its a very decadent sweet. The menu says the Mixed Berry
Crumble ($10) is served piping hot, and it is — this not - too -sweet mix of blueberries,
strawberries amd blackberries in a balsamic glaze is too warm to eat when it first
arrives, so we melt the vanilla ice cream it's served with over the top to cool things
down.
But the dessert that offers the biggest surprise might be the Mandarin Panna Cotta
($10). The egg -free custard comes from the kitchen looking like just another nursery
sweet dolled up on an oversized dish, but instead it is a blend of ginger and citrus,
fragrant with vanilla and full of flavor. I am going to have to rethink my seen -one-
panna- cotta - seen - them -all stance.
All I can say is that if I do have to pass this way again, I hope it's because I'm
returning to Port.
