The existing triplex is nonconforming due to the fact that it is located in the R -2 District where two dwelling units are the maximum allowed. The triplex is also nonconforming in that the property provides only three parking spaces where the Zoning Ordinance requires a minimum of six spaces (2 per unit). The application involves the alteration and expansion of the floor area of an existing nonconforming triplex located in an R -2 zone. On February 12, 2002, Commissioner Gifford called the item for review for the purpose of reviewing the expansion of the nonconforming use. This item was continued from March 7, 2002 at the request of staff. Staff needs additional time to complete the analysis for this item and requests a two week continuance.
