Dear Mr. Gant:
On December 28, 1937, the City of Newport Beach obtained a
deed from the Tax Collector of the County of Orange, covering
Lot 16 in Block 17 of First Addition to Newport Heights, as shown
on a map recarded in Book 4, at page 94, of Miscellaneous Maps,
records of Orange County, pursuant to proceedings had under the
provisions of Section 3697 —d of the Political Code, thereby
terminating the right of redemption.
The City thereafter gave a quitclaim deed for said property
to R. N. Jadwin on March 7, 1938, in the form normally given for
the purpose of showing redemption from City tax sales and tax
deeds. In view of the fact that the right of redemption had
been terminated as hereinbefore mentioned, it appears that the
wrong farm of deed was used in conveying the title of the City
to Jadwin.
t-------Ada E. Jadwin and Robert N. Jadwin acquired the fee title
to the land by deed from A. T. Covert and Esther Belle Covert,
the title being taken in the names of said grantees as joint
tenants. In order to perfect their title, it appears to be
desirable now to obtain a new deed from the City to Ada E. Jadwin
and Robert N. Jadwin, wife and husband, as joint tenants; and the
parties will appreciate it if such a deed can be executed and
delivered to us as soon as action can be taken by the City Council
authorizing the execution thereof. Your cooperation to that end
will be appreciated by all parties interested.
