THIS LEAS. made this 'A. day of April, 1956s by and
between the CITY OF NTWPORT BEACH, a municipal corporation, herein..
after referred to as "City ", and LIDO SHOPS ASSOCIATION,
referred to as "Assoc iat ion, "S

That City does hereby lease unto said Association the
real property situated in the County or Orange, State of California,
which is more particularly described in Exhibit "A" attached
hereto and made a part hereof as though set forth heroin in full.
TO HAVE AND TO HOLD the same for the term of three years,
commencing on the 4 day of April, 1956, and ending on the
day of April, 2959. upon; the fallowing terms and eo °sditionat
1. That said property Is leased to Association for the
sole purpose of maintaining and improvi3g the existing sign nor
located an the property.
:2. That the rent for said lease shall be One Dollar
($1.00) per years One Dollar payable on the execution of this
lease, and annually thereafter throughout the term of this lease.
3. That Aoaooiation agrees that it will at all times
during the term of thin lease hold City harmless from any property
damage or perao� %al Injury occurring on the leased premises, and
will carry at all times during the term of this lease invuranco
policies in the amount of $50,000.00 for property damage to others
and public liability iq the mount of $100.000.00 for each person
and $300,000.00 for each occurrence.
4. That the lease May be terminated at any time by
either party hereto by giving six months' written notice to the
other party. Notice to the City shall be mailed to 3300 Newport
