RESOLUTION NO. SS6.L
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
NEWPORT BEACH AUTHORIZING THE EXECUTION OF A
CONTRACT FOR USE OF THE BALBOA PARKING LOT
WHEREAS, Lucia Nosenzo and Dowd Associates, Inc., are
the owners of or are purchasing Lots 1, 2, and 9 to 16, inclusive,
of Block 10, and the southeasterly 135 feet of Block "D ", of the
Balboa Tract, as shown on a map recorded in Book 4, page 11, of
Miscellaneous Maps, Re --ords of Orange County, on which the Balboa
Inn is located, and propose to improve said property and create
additional hotel facilities thereon; and
WHEREAS, the Municipal Code requires off-street parking
for hotel use but allows a waiver or reduction of off-street parking
when the proposed use is near a municipal lot; and
WHEREAS, the City Council has waived the required off-
street parking on condition that the owners enter into a contract
with the City for use of the Balboa Lot for parking; and
WHEREAS, it is the understanding of the City Council that
the additional facilities will be first -class construction and the
waiver of off-street parking and use of the Balboa Lot is condi-
tioned upon the construction being as represented; and
WHEREAS, the City Council has reviewed the contract pro-
viding for the use of the Balboa Lot as above stated and found the
same to be fair and equitable;
NOW, THEREFORE, BE IT RESOLVED that said contract between
Lucia Nosenzo and Dowd Associates, Inc., and the City be approved
and the Mayor and City Clerk be and are hereby authorized and
directed to execute said contract upon,the preliminary building
plans for the proposed construction being submitted to and approved
• by the City Council.

regularly adopted, passed, and approved by the City Council of
the City of Newport Beach, California, at a regular meeting of
said City Council held at the regular meeting place thereof, on
the 12th day of March 19 62 , by the following
vote, to wit:
