RESOLUTION NO. 86 -90
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF NEWPORT BEACH
ADOPTING GENERAL PLAN AMENDMENT 86 -2(C),
AN AMENDMENT TO THE LAND USE ELEMENT AS IT PERTAINS
TO THE PROPERTY LOCATED AT 3014 WEST BALBOA BOULEVARD,
RECLASSIFYING THE PROPERTY FROM "TWO FAMILY RESIDENTIAL"
TO "RETAIL AND SERVICE COMMERCIAL"
WHEREAS, as a part of the development and implementation of
the City's General Plan, the Land Use :Element has been prepared and
adopted; and
WHEREAS, said element of the General Plan sets forth objec-
tives and supporting policies which serve as a guide for the future
development of the City of Newport Beach; and
WHEREAS, the Land Use Element of the General Plan has

1\ designated the Cannery Village /McFadden Square area as a mixture of
•
"Recreational and Marine Commercial," "General Industry," "Two- Family
Residential," and "Multi- Family Residential" land uses; and
WHEREAS, the Land Use Element further states in part that
this area shall be preserved and enhanced by " ... developing a
Specific Area Plan to resolve existing orientation, access, and
parking problems, and improving the visual environment ... "; and
WHEREAS, the City Council has adopted the Cannery Vil-
lage /McFadden Square Specific Area Plan; and
WHEREAS, said Specific Area Plan is in conformance with the
Land Use Element; and
and
WHEREAS, this General Plan Amendment involves only one lot;
WHEREAS said lot is currently designated for "Two - Family
Residential" uses; and
WHEREAS, said lot is adjacent to a "Retail and Service
Commercial" area; and
WHEREAS, changing the designation on the one lot from "Two
Family Residential" to "Retail and Service Commercial" will not result
in any adverse impact to the surrounding properties; and
WHEREAS, appropriate setbacks from the adjacent residential
area will be integrated into future development of the site; and
• WHEREAS, it has been determined that this General Plan
Amendment request is consistent with the stated goals and policies of
the General Plan.
NOW, THEREFORE BE IT RESOLVED by the City Council of the
City of Newport Beach that the Land Use Element of the General Plan
and Map be amended as set forth in Exhibit "A ".
ADOPTED this 27th day of October 1986, by the following
vote, to wit:
