Subject: Agenda Item 22, 191 Riverside Avenue Land Use and Zoning Amendments (PA2014 -210)
Dear Mayor Hill and Honorable City Council Members:
Re: Agenda Item 22, 191 Riverside Avenue Land Use and Zoning Amendments (PA2014 -210)
As a 28 year homeowner in Newport Heights, I am writing to you to let you know of my strong support for the
above referenced project. As I understand we will be keeping the services of the Post Office, at a new location in
the same center, and having the opportunity for neighborhood compatible uses to take the former Post Office
space.
This type of investment by the property owner is both good for our neighborhood, Mariner's Mile and the city. As
you know this center serves many of us in Newport Heights and it's continued vitality is important to those of us
who make this our home.
I urge you to support the applicant's request for the General Plan Amendment and Local Coastal Plan
Amendment.
Sincerely,
Jamie Klippert

This is the project that is being proposed at the Mariners center, C'est Si Bon etc. Marice White,
applicant's representative, reviewed it with me last week. See attachment for plans.
The post office is staying in the inside comer ( where it is now but bigger) and they are proposing a
small boutique market at the original Post Office location, they tell me the parking meets code and I
believe the facelift makes it pretty charming. They are also needing to remove some square feet so
they are creating two small open to the sky seating/ landscaped areas within the building footprint..
I believe it is a nice revision to what is there now, I can support it.
If you know of other interested residents please send this to them as well.

Dear Brion,
The renderings do look like a lovely and welcome improvement to Mariners Center, along with the salvation of our
beloved USPS! I have received tremendous positive feedback from concerned residents who have caught wind of the
prospective post office recovery. Hopefully, a final buildout would retain at least 75% of this preliminary proposal, if not
more.
I
The only noteworthy, potential pending issues which stand out to me are the increased traffic and how that will be
addressed (left turns onto Riverside and cut through of our residential Heights), as well as the certain increase in
significant litter from the takeout establishment which will accumulate on Avon in the wetlands, as well as brought into
our park by picnickers. Park maintenance crews will most certainly need to be stepped up to accommodate this change
in usage. Prior to my physical demise and recent surgery, I have been physically active in refuse removal from the
wetlands ( primarily Sterling BMW plastic and styrofoam) as well as on Avon overall. The increase in noise will
undoubtedly be a valid concern to the neighbors directly above the center, as well as all of those located on Cliff Drive.
I wholeheartedly agree with you that we have a great project to look forward to!

Members of the Newport Beach City Council,
The Newport Beach Council is considering the
redevelopment of the parcel where the U S Post
Office now stands.
I wish to go on record requesting council members
to respect the Mariner's Mile General Plan
regarding the new project.
My hope is that no variances are approved.
Respectfully,
