Received After Agenda Printed September 9, 2014 Item No. 20 Mobilitie, LLC 2220 University Drive Newport Beach, CA 92660 USA Tel: 949.515.1500 www.mobiliitie.com It is my understanding that the City Council and Community would like to understand the goals for the future of Mariner's Center. Please let this letter serve as that. After purchasing Mariner's Center in 2012 it has been my hope to create a true neighborhood center with community serving uses. As you are aware, the center is dated and in need of a much needed facelift. The plans for the entirety of Mariner's Center include fagade upgrades, opening up existing retail spaces to create a more open feeling and sense of space for gathering. As you are aware, the Post Office is staying — they asked to downsize in to a smaller space in the Center and will soon be commencing the improvements to do just that of a nearly 5,000 square -foot space. The `old" Post Office building is in the process of requesting a change of use. The plan is to create a similar space to the existing center once remodeled — with the potential for a neighborhood spot to buy wine, cheese, etc —a gourmet market of sorts and also accommodate some additional food uses. All the while, staying within the requirements of City Zoning and accommodating all the parking on site. While we have not gone to market with a leasing plan, we anticipate this being a successful effort to bring in quality tenants, while ensuring Cest Si Bon stays and continues to serve the community for many, many years to come. Our goals are to create a viable, enjoyable and aesthetically pleasing Center for the community, including: • Upgraded fagades • More areas of open /gathering spaces • Enhanced with many mature trees It is my intent to operate this center in this manner for the near term and on into the next 5 -10 years. This effort represents months of planning and it is my hope that we will all have the chance to enjoy the upgraded Mariner's Center soon. Sincerely, Gary J Owner
