On April 23, 1998, the Planning Commission approved Tentative Tract Map No. 15607 and
Modification No. 4688 for the subdivision of an existing lot for condominium purposes in
conjunction with the development of a six -unit residential project on a property located in the MFR
(2178) District.
At its meeting of May 1, 1998, the City Council requested that this item be called up to review the
Planning Commission's approval.
On May 26, 1998, the City Council approved Tentative Tract Map No. 15607 and Modification
No. 4688, subject to the findings and conditions adopted by the Planning Commission and
additional conditions concerning landscaping to Modification 4688.

Proposed Final Tract Map and Recommendation
Procedures in Section 19.16.150 of the Municipal Code provide that if the City Council determines
that a Final Map is in conformity with the Tentative Map and is satisfied with the plan of
subdivision, it shall approve the map. The City of Newport Beach Planning and Public Works
Departments have reviewed the Final Map of Tract Number 15607 and are satisfied with the plan of
the subdivision. Staff is of the opinion that the Final Map conforms with the approved Tentative
Map, and therefore, recommends approval of the Final Map, with the finding and condition set
forth in the attached Exhibit "A." Staff has not included an exhibit for denial, since the Final Map
conforms to the tentative map.

For the information of the City Council, compliance with the Modification condition related to
landscaping has also been required. A landscape plan has been submitted and approved by the
General Services, Public Works and Planning Departments. A copy of the approved landscape plan
is available for review in the Building Department. A final building inspection and certificate of
occupancy will not be issued before the landscaping, as set forth on the approved plan, has been
installed and inspected by Code Enforcement.

FINDINGS AND CONDITIONS OF APPROVAL FOR
FINAL TRACT MAP NO. 15607
Final Map of Tract No. 15607
Finding:
1. That the Final Map of Tract No. 15607 substantially conforms to the Tentative Map of said
Tract, with all changes permitted and all requirements imposed as conditions to its
acceptance.
Condition:
1. That all conditions imposed by the City of Newport Beach Planning Commission in
conjunction with its approval of the Tentative Map of Tract No. 15607 shall be fulfilled.
