excused).

PUBLIC HEARING ITEMS:
ITEM NO. 2 The Rankin Residence Variance (PA2014 -159)
Site Location: 2024 Beryl Lane
SUMMARY: A request to allow an 825 - square -foot addition that will encroach one foot
into the required six -foot side setbacks on each side of the property. The
structure is nonconforming as it is built with five -foot side setbacks. The
proposed construction will be in line with the existing structure along both
side property lines.
CEQACOMPLIANCE:The project is categorically exempt under Section 15301, of the State
CEQA (California Environmental Quality Act) Guidelines - Class 1
(Existing Facilities).
Assistant Planner, Benjamin Zdeba, gave a presentation summarizing the
applicants' request.

The Planning Commission approved the project as recommended (6 ayes
1 excused).

ITEM NO. 3 Sweeney Residence Variance and Tentative Parcel Map
(PA2014 -003)
Site Location: 401 and 403 Heliotrope
SUMMARY: A request to allow a 6 -foot, 2 -inch high retaining wall to encroach five (5)
feet into the required 5 -foot rear alley setback and Tentative Parcel Map for
a two -unit residential condominium subdivision to allow each existing unit to
be sold individually.
CEQA COMPLIANCE:The project is categorically exempt under Section 15303, of the State
CEQA (California Environmental Quality Act) Guidelines - Class 3 (New
Construction or Conversion of Small Structures).
Deputy Director, Brenda Wisneski, gave a presentation summarizing the
applicants' request.
The Planning Commission approved the project as recommended (6 ayes
