SUBJECT: Newport Riverboat Promoters

SUMMARY: A use permit to permit outdoor dining in conjunction with the
operation of an existing full- service restaurant/museum facility. The
outdoor dining areas will be located on the stem and bow sections of
the boat and will be used for lunch and evening food service, closing at
10:00 P.M.

SUBJECT: Schuleiun Building

SUMMARY: A request to amend a previously approved use permit which allowed
the establishment of a commercial parking lot on a property located in
the R -2 district, so as to amend the hours of occupation to 6am- l 1pm
where as the current condition limited the hours of operation to
7:30am -6pm only.

ITEM NO. 3.
SUBJECT: Sterns Architecture
2410 Newport Boulevard
SUMMARY: A request to construct a mixed use building with 1,500 square feet of
commercial space and 2 residential units. The Use Permit would allow
the project with a reduced commercial FAR of 0.15 where 0.25 is
required. The Variance would allow a minor reduction in landscape
area within the required front yard setback area abutting Newport
Boulevard.

SUBJECT: Rex Brandt Trust

SUMMARY: A request to establish a 4 -foot front yard setback on the Districting Map
along Bayside Drive in conjunction with a project to demolish an
existing duplex, adjust the existing lot configuration creating two lots
facing Bayside Drive and the construction of two duplexes.

SUMMARY: Initiation of an amendment to Title 20 of the Newport Beach Municipal
Code to establish procedures for development plan review.

ACTION: Adopt resolution of intent to revise Chapters 20.00 - 20.40, 20.42- 20.46,
20.55, 20.60, 20.65, 20.67, 20.90, 20.92 and 20.96 of the Zoning Code
to establish new development plan procedures.

Item I regarding Newport Riverboat Promoters (Use Permit 3684 and Accessory Outdoor Dining Permit No 78)
was continued to August 8 2001 for final action In the interim the Planning Director s Use Permit was extended
with a limitation on hours and the requirement that a Plexiglas screen be erected to contain noise in the outdoor
dining areas (All Ayes)
Item 2 regarding The Schulewn Building (UP 3691) was continued to March 8th at the applicants request (All
Ayes)
Item 3 regarding the Stems Architecture (Use Permit 3685 and Site Plan Review 79) was approved and is subject
to appeal or call up by the City Council (All Ayes)
