SUBJECT: BALBOA YACHT BASIN OFFICE REMODEL, CONTRACT NO. 3391 —
COMPLETION AND ACCEPTANCE
RECOMMENDATIONS:
1. Accept the work.
2. Authorize the City Clerk to file a Notice of Completion.
3. Authorize the City Clerk to release the Labor and Materials bond 35 days after the
Notice of Completion has been recorded in accordance with applicable portions of
the Civil Code.
4. Release the Faithful Performance Bond 1 year after Council acceptance.
DISCUSSION:
On April 24, 2001, the City Council authorized the award of the Balboa Yacht Basin
Office Remodel contract to LTG Construction of Laguna Niguel, California. The
contract provided remodeling of 3 of the 44 storage garages at the Balboa Yacht Basin
into a 600 - square foot office. The office has now been leased to Heritage Yacht
Brokerage (HYB), while the newly- formed Harbor Resources Department moved into
the previous space of HYB at the Yacht Basin. The contract has now been completed
to the satisfaction of the Public Works Department. A summary of the contract cost is
as follows:
Original bid amount: $42,725.00
Actual amount of bid items constructed: $42,725.00
Final contract cost: $42,725.00
There were no change orders written for the project.
Funds for the project were expended in the following account:

The original scheduled completion date was July 5, 2001. Due to no -cost electrical
changes, the completion date was extended to September 14, 2001. All work was
completed by the revised completion date.
