Item 1, regarding 501 -507 & 500 -512 30th Street, 2908 -2912 Lafayette Avenue Cannery Lofts (PA2001 -128) was
continued to the meeting of February 21, 2002. (All Ayes)
Item 2, regarding 405 Dahlia Avenue (PA2001 -173), was approved and is subject to appeal or call up by the City
Council. (5 Ayes, 2 Noes)
Item 3, regarding 3010 Lafayette Avenue, The Cannery Restaurant (PA2001 -204) appeal was upheld and approved
and is subject to appeal or call up by the City Council. (6 Ayes, I No)
Item 4, regarding 4200 Birch Street, Beacon Bay Auto Wash (PA2001 -200) was approved and is subject to appeal

ITEM NO. 1.
SUBJECT: Cannery Lofts
501 -507 & 500 -512 30 " Street, 2908 -2912 Lafayette Avenue
SUMMARY: Request for a Site Plan Review, Use Permit, Tentative Tract Map,
Coastal Residential Development Permit and Traffic Study for the
construction of 22 commercial/residential buildings on 16 lots that
encompass approximately 1.44 acres in the Cannery Village area.
The Use Permit involves the request for the buildings to exceed the
base height limit of 26 feet by 7 feet. The project also requests to
subdivide one lot, which was the result of a previous merger of 7
lots, recreating the previous subdivision pattern.
ACTION: Hold public hearing and continue to a date established at the
meeting.

ITEM NO. 2.
SUBJECT: Brown Duplex
405 Dahlia Avenue
SUMMARY: Request for a variance to permit a duplex to exceed the 1.5 floor
area limit applicable within Corona del Mar. The request includes
reduction of the front yard setback from 15 -feet to T -6" and the
reduction of the rear yard setback from 10 -feet to 3' -611
.
ACTION: Hold public hearing; Approve, modify or deny:

ITEM NO. 3.
SUBJECT: The Cannery Restaurant
3010 Lafayette Avenue
SUMMARY: Request to permit the installation of a 52 square foot wall sign over
an entry portico. This will be the fifth wall sign on the building
where the Zoning Code limits the site to a maximum of three wall
signs. Existing wall signs are located on four separate faces of the
building. The proposed sign will be the second wall sign facing the
on site parking lot.
ACTION: Hold public hearing; Approve, modify or deny:

ITEM NO. 4.
SUBJECT: Beacon Bay Auto Wash, Newport Place
4200 Birch Street
SUMMARY: Request for a Use Permit (UP) to reconfigure and improve an
existing service station and auto wash. The improvements include
demolition and reconstruction of the detail building as well as
redesign and replacement of the gas dispensing islands and canopy.
The proposed project also includes the partial conversion of an
existing landscape buffer into additional tandem parking spaces.

SUBJECT: MFR District Height Limits in Corona del Mar
SUMMARY. Initiation of an amendment to Title 20 of the Newport Beach
Municipal Code to revise the height limits for Multiple Family
Residential (MFR) District properties in Corona del Mar
ACTION: Adopt Resolution No. initiating an amendment to Title 20.
