Transfer of Development Rights No. TD2014 -002
General Plan Policy 6.14.3 allows transfers:
• Subject to City Council approval
• Consistent with intent of General Plan
• That do not result in any adverse traffic impacts
North Newport Center PC allows transfers:
• From one location to another within the PC
• To convert non - residential uses
• That do not result increased trips or any adverse traffic
impacts
• City Council "shall approve" as a ministerial action
Seven prior transfers approved since 200'7
(a by PC amendment, 5 by TDR procedure)

• 17,300 sf in Block 600 (currently 24 -Hour Fitness)
Transfer reduces future expansion of Fashion Island
No Traffic Impact (reduction of Z0 PM Peak Trips)
