Please ensure each Council member gets a copy of this.
We are the owners of one of 88 condominiums at " Baycrest Court" (Intersection of
Bayview Place and Bayview Circle). We have lived there over 12 years. The items that
follow are some concerns and comments we have.
1. Increased vehicle traffic -270 trips more a day - -no mention of inconvenience to
our residents - - -in fact we found no mention of our community in the package of
information at all - - -no doubt there will also be an increase in vehicles using our
private entrance circles for various reasons
2. Increased pedestrian traffic -- -are there forecasts —there are possible impacts —e.g.
security —folks walking up and down the sidewalks for bus transportation,
restaurant etc
3. Who are the owners— private or a medical group such as UCI, Hoag etc
4. How many employees will be working there
5. What is the primary source for patients - - -are they athletes, seniors, referrals from
hospitals, walk -in's etc
6. What will the days and hours of operation be
7. What type of signs will be approved, where located etc
8. There will be increased litter, trash debris to contend with
9. There will be increased pollution from the cars - - -in a residential area with seniors
and young children - -an area that already has considerable pollution from the
airplanes leaving John Wayne
10. Is there ANY possibility of "emergency" care being given there - -- ambulance,
police sirens etc. What other changes might be expected in the future- -next might
be a request for a 24 hour emergency trauma care center
11. There are ample medical facilities of all types in the surrounding area already
12. Our community is a small, quiet residential complex and we wish it to remain that
way. Allowing this type business across the street is not in our best interests. The
traffic alone is a problem in that most of it will most likely exit from Bayview
Circle, directly across from our complex entry, Baycrest Court, because the
ONLY other exit is NOT controlled by a traffic signal
13. With these concerns in mind, our property values can only go one way -- -down!
This business will be a few hundred feet away from our homes and will have an
overall negative impact to buyers and to sellers.
14. At the Planning meeting there was concern about parking. We share those
concerns in that there are folks who use and/or attempt to use our very limited guest
parking spaces now - - -the problem could increase -- -that is not good for us.
We respectfully request your consideration to these matters and ask they be addressed
back to us in writing as we are unable to make the meeting.

Re: City Council Approval of Medical Use at Bayview Corporate Center
Dear Mayor Curry:
I wanted to take a brief moment to thank you for the recent City Council approval of the change of use
permit application for the Bayview Corporate Center. We appreciate the Council's support and look
forward to bringing new businesses into Newport Beach.
I also wanted to express my appreciation for the efforts of the City staff members that worked on our
application. David Lepo and Melinda Whelan from the Planning Department, as well as David Kiff and
Leigh De Santis, were all very helpful and responsive. Their professionalism was instrumental in
ensuring the timely completion of the application process.
