SUBJECT: SALE OF PROPERTY ON SEASHORE DRIVE BETWEEN 32nd STREET
AND 33d STREET ADJACENT TO 109 32nd STREET
RECOMMENDATIONS:
Approve the sale of City -owned property at 32' Street and Seashore Drive to Mr. Max
Morgan for $7,836.48 cash to the City; and authorize the Mayor and City Clerk to execute
a grant deed transferring the property to Mr. Morgan once $7,836.48 has been deposited
with the City.
DISCUSSION:
Last year, Mr. Morgan approached the City about purchasing the unused portion of City
owned property on the southerly side of Seashore Drive (see attached map). Mr. Morgan
is redeveloping the adjacent parcel and has requested that the City sell him the portion of
Seashore Drive right -of -way where an existing roperty line wall has encroached for many
years. The parkway width adjacent to 109 32 Street is 12 feet with the existing sidewalk
varying from 10.5 feet to 12 feet in width.
The City-owned property located between Mr. Morgan's parcel and the back of sidewalk
contains 72 Square feet. The property value from the tax roll is $95.81 per square foot.
The area to be purchased is currently not used by the City and will not be needed for
future sidewalk widening as the existing sidewalk is in excess of 10 feet wide.
If the City agrees with the sale of the property for a purchase price of $7,836.48, Mr.
Morgan will deposit $7,836.48 with the City so that the Grant Deed will be executed and
recorded.

FOR A VALUABLE CONSIDERATION, receipt of which is hereby acknowledged,
the CITY OF NEWPORT BEACH, a municipal corporation
hereby GRANTS to Max Morgan
the real property in the City of Newport Beach, County of Orange, State of California, described as follows:
Beginning at the most easterly corner of Lot 24, Block 32, Newport Beach Tract as per map thereof filed in
Book 3, Page 26 of Miscellaneous Maps in the office of the County Recorder of said County: thence N 58 °11'51"
W 87.00 feet to a point in the northeasterly line of said lot, said northeasterly line being the southwesterly
line of Seashore Drive, 56.00 feet wide, as shown on map of Tract No. 11906 filed in Book 515, Pages 18 and
19 of said Miscellaneous Maps, said northeasterly line also being a curve concave northeasterly and having a
radius of 603.69 feet; thence southeasterly along said northeasterly line and curve, through a central angle of
8 °15'48 ", an arc length of 87.06 feet to the True Point of Beginning.
Said real property is shown on Exhibit "B" attached hereto and made a part hereof for illustrative purposes.
