SUMMARY: Associate Planner Fern Nueno gave a presentation summarizing the application and
discussion ensued regarding the applicants' modified request to allow a 3 -foot rear
and side yard setback, where 10 -foot rear and 4 -foot side yard setbacks are
required.
The Planning Commission voted unanimously to approve the project with the change
to allow a 3 -foot side and rear yard setback (7 ayes).

ITEM NO. 3 Chizhik Variance (PA2012 -113)
Site Location: 20361 SW Cypress Street
SUMMARY: Assistant Planner Kay Sims gave a presentation summarizing the applicants'
requests to allow fencing, hedges, and lattice to exceed the maximum height allowed
per the Zoning Code.
The Planning Commission approved the project as recommended (5 ayes, 2 noes).

ITEM NO. 4 Emerson Island Annexation (PA2012 -034)
SUMMARY: Associate Planner Fern Nueno gave a presentation summarizing the City's request
to establish the General Plan land use designations and pre -zone the approximate 2-
acre area referred to as Emerson Island located within the City's Sphere of Influence.
The Planning Commission voted unanimously to recommend to the City Council
approval of the request (7 ayes).

to modify the operations of the existing restaurant.
