CALL MEETING TO ORDER II. APPROVAL OF MINUTES MINUTES OF SEPTEMBER 24, 2015 III. PUBLIC HEARING ITEM(S) ITEM NO. 1. 4340 Von Karman Condominium Conversion No. CC2015-001 and Tentative Parcel Map No. NP2015-001 (PA2014-230) Site Location: 4340 Von Karman Avenue Summary: A condominium conversion in conjunction with a tentative parcel map for nonresidential condominium purposes. The purpose of the Tentative Parcel Map is to create separate ownership units that will allow the sale of commercial space within an existing four-story office building. The application includes a request to waive the requirement that each unit within the building maintain separate water meters, and water and sewer connections. Recommended Action: 1) Conduct a public hearing; and 2) Adopt Draft Zoning Administrator Resolution No. _ approving Condominium Conversion No. CC2015-001 and Tentative Parcel Map No. NP2015-001. CEQA Compliance: The project is categorically exempt under Section 15301, of the State CEQA (California Environmental Quality Act) Guidelines - Class 1 (Existing Facilities). ITEM NO. 2. 700 Avocado Avenue Tentative Parcel Map No. NP2015-013 (PA2015-147) Site Location: 700 Avocado Avenue Summary: Request for a tentative parcel map for two-unit condominium purposes. An existing duplex has been demolished and a new duplex is currently under construction. No waivers of Title 19 (Subdivisions) development standards are proposed. The Tentative Parcel Map would allow each unit to be sold individually. Recommended Action: 1) Conduct a public hearing; and 2) Adopt Draft Zoning Administrator Resolution No. _ approving Tentative Parcel Map No. N P2015-013. 10/15/2015 Zoning Administrator Agenda CEQA Compliance: The project is categorically exempt under Section 15315 , of the State CEQA (California Environmental Quality Act) Guidelines - Class 15 (Minor Land Divisions). ITEM NO. 3. 2801 Bayside Drive Tentative Parcel Map No. NP2015-014 (PA2015-148) Site Location: 2801 Bayside Drive Summary: A request for tentative parcel map for two-unit condominium purposes. A triplex has been demolished and a new duplex is currently under construction. No waiver of Title 19 (Subdivisions) development standards requirements are proposed. The Tentative Parcel Map would allow each unit to be sold individually. Recommended Action: 1) Conduct a public hearing; and 2) Adopt Draft Zoning Administrator Resolution No. _ approving Tentative Parcel Map No. N P2015-014. ITEM NO. 4. 112 30th Street Tentative Parcel Map No. NP2015-015 (PA2015-149) Site Location: 112 30th Street Summary: A request for tentative parcel map for two-unit condominium purposes. A single-family dwelling has been demolished and a new duplex is currently under construction. No waiver of Title 19 (Subdivisions) development standards requirements are proposed. The Tentative Parcel Map would allow each unit to be sold individually. Recommended Action: 1) Conduct a public hearing; and 2) Adopt Draft Zoning Administrator Resolution No. _ approving Tentative Parcel Map No. N P2015-015. CEQA Compliance: The project is categorically exempt under Section 15315, of the State CEQA (California Environmental Quality Act) Guidelines - Class 15 (Minor Land Divisions). IV. PUBLIC COMMENTS ON NON-AGENDA ITEMS Public comments are invited on non-agenda items generally considered to be within the subject matter jurisdiction of the Committee. Speakers must limit comments to three (3) minutes. Before speaking, we invite, but do not require, you to state your name for the record. The Committee has the discretion to extend or shorten the speakers'time limit on non-agenda items, provided the time limit adjustment is applied equally to all speakers. As a courtesy, please turn cell phones off or set them in the silent mode. V. ADJOURNMENT This hearing is subject to the Ralph M. Brown Act.Among other things,the Brown Act requires that the Zoning Administrator agenda be posted at least seventy-two(72)hours in advance of each regular hearing and that the public be allowed to comment on agenda items before the Zoning Administrator and items not on the agenda but are within the subject matter jurisdiction of the Zoning Administrator.The Zoning Administrator may limit public comments to a reasonable amount of time,generally three(3)minutes per person. 10/15/2015 Zoning Administrator Agenda It is the intention of the City of Newport Beach to comply with the Americans with Disabilities Act("ADA")in all respects.
