Other issues;
For Seniors and physically disabled; No Elevator, No Chair Lift, No wheelchair
ramp ...
-No central indoor activity room.
Is this the right area? Probably Not.
-This project doesn't reflect the current needs or utilize the strengths of the neigh-
borhood.
-55 year usage (or even 30 year usage) would inhibit the progress that is already
underway within the neighborhood.
Does this uphold the Newport Beach General Plan?

Newport Beach can do much more! It's in the plan
"The Airport Area in particular is a key opportunity site within the community that
can facilitate the development of housing that is affordable at a variety of
income levels."
-Newport Beach General Plan 5-126
" ... the John Wayne Airport Area has the greatest potential to accommodate the
development of lower-income housing in the City."
-Newport Beach General Plan 5-75
"North Newport Center Planned Community (524 units), ... Based on the Uptown
Newport Affordable Housing Implementation Plan ... , at least 20 percent of the
new units proposed (excluding density bonus units) are required to be affordable
to low-income households. Based on the first phase of development, a minimum
of 101 low-income rental units are anticipated to be constructed during the plan-
ning period. Should the affordable rental units be restricted to very low-income
households, the total number of units would be reduced to 56"
"if the second phase of development occurs, ... either 46 very low-income or 84
low-income rentals units, or 168 moderate-income for-sale units are expected."
