15 property owners received Notice of Violations (NOV) from the
California Coastal Commission for unpermitted encroachments.
Coastal Commission staff indicates many more properties are in
violation, but have stayed issuance of NOV to allow City/residents to
develop a solution.

seek a solution and initiated an amendment
to the Coastal Land Use Plan.

City should coordinate the Removal Plan.
$210,000 for removal and 3 year maintenance
