In c. ~ee SiJe We hear a lot about people making money an real estate, but usually it's a subject that's difficult to pin down in terms of specifits. Re- cently, however. we made an extensive review of our past year's records. and came up with a figure that's about as accurate a statement of in- creasing property values as anyone miU.t offer. The "sample" on which we base the state- ment is 100~ of our residential sales; and since our sales represent a volume of business done by J 9 active rc-saJe offices and dozens of new home developments located throughout Orange Count{ and Long Beach, they are as representa- tive o the entire area as I think could be had. The flgurcc; arc actual sales prices. not "asking" prices. (Too often. conversatjons revolve around what is asked. and we never hear the actual selling price.) During the year 1962. we sold 4800 homes, at an average selling price of S 18.450. During 1963. a tot.tl of 4887 home sold for an average of 520.828. The key figure, then, is an increase of 12.9% in average true property values for these twelve months. Does this mean that you can be sure your home is worth 12.9% more this year than last? The answer is probably, but not necessarily. In general. hi~her-value property has increased ( pcrcentage-w1se ) slightly more than lower- value property; and the reason is, basically. that it was scarce to begin wjth, and is rapidly be- coming more scarce. The things we hear about real estate values arc many and varied.
