In addition to his duties as the owner of the Cannery Restaurant, he has been involved in a small spectacle that occurs every year in these parts, this being Newport Beach's annual Clean Harbor Day. To say that he takes part in it-eve~ year is perhaps an understatement. Indeed the whole thing was his idea. The Ninth Annual Clean Harbor Day is scheduled to take place tomorrow. · · Local Newport folk will take to the sand and the sea in both the Harbor and Back Bay in the interest of attacking the refuse that dirties their waters and beaches. The work is scheduled to begin at 8 a.m. and will last about four hours. When the work is done, an awards luncheon will be held at the Cannery, courtesy of Hamilton, for all those who participated. Though Hamilton has been involved with Clean Harbor Day since its inception, this year he will not be alone. He will be bringing a mechanize43 friend that has made his acquaintance lately. The Hamilton Water Rake, a machine bearing the name of its creator is designed to purge the water of trash, will be made available to the City of Newport Beach this Saturday. - Unfortunately, not everyone is like Bill Hamilton and not eve~e will be bringillB A.friend to Clean Harbor Day. Locals estimate that only 200 people will volunteer their services. When one takes into consideration that JOO people turned out for the first Clean Harbor Day almost a decade ago, this projection is anemic. The Newport Harbor benefits everyone, as does Clean Harbor Day. Indeed, anyone who is ambulatory and frequents the Harbor Area should be expected to participate in the cleaning of community waters. Bill Hamilton came up with the idea and he continues to make efforts to keep the harbor clean and get people involved. He's even buying lunch. We encourage panicipation in Clean Harbor Day. Precautions for used cars. BY ALAN S. ZALL. ATTORNEY AT LAW Everybody who purchases a used car knows that the car must be checked mechanically, but many people do not realize t~at you should make sure that the car is not stolen. Thousands of stolen cars are seized from unsuspecting new owners who purchased the ~~~ i!' good faith. The scllcr·s name should appear on this list because it will list all previous owners. It may be helpful to contact prior owners in order to obtain information about the automobile. Another precaution is to com- pare the vehicl~ identification number on the car with the vehicle identification number on the seller's title. Favro suggested that two basic preventative strategics could alleviate such an occur- rance. First, the removal of flammable vegetation, including dry bruab and livina bruab, from areas adjacent to structures. The implications from the stand-reader might ask at this point- .. Why would I need information on the title to my home?-1 just have one loan against it." If we keep in mind that that title record on your home is that information which is recorded against the home at the County Recorder's office, we can more readily sec that the only docu- ments which can be recorded by the County Recorder are those which arc officially brought to him for recording. Those include trust deeds (mortgages), federal tax liens, county property taxes, legal judgments, etc. A most important item fre- quently brought to the recorder's office for recording against a property is the rcconveyance. This item reconveys. (or re- transfcrs) full title to the owner following the full payment of a note which is secured by a trust deed (mortgage). When the loan is paid off on your home (or replaced through refinancing the home), the lender who is paid off should provide proof of payment by signing the recon- veyancc form on the back of the 'trust deed. This reconveyance is then recorded to negate your obligation to the institution or individual who made the loan to you. Often, through oversight or negligence, the r~conveyance is not recorded. The owner may think he has no loans or a small loan against the house, while in reality there remains that large loan which the homeowner thought had long since been paid off. It is a simple matter to put in a call to a title company, give them your addres • name, and lot and tract number (found in your trust deed or purchase escrow papers), and ask them to tell you (or send you) all of the information they have pertain- ing to items recorded against your home. In most cases nothing unusual or unexpected is discovered, but occasionally something appears which can be a complete ·sur- prise. A trust deed not recon- veyed, a tax lien recorded against the incorrect property, failure of an escrow company to send tax payments to the tax collector in .a timely manner, etc. Remember, title companies, escrow companies, lending insti- tutions, and county recorders are run by people. And mistakes are made by people, too. Realtor spotlight: Taglianetti and Hug team up BY CHERYL STEHLING A dynamic duo is about to hit town and take the real estate community by storm. From Cameo Shores to Balboa Island , Harbor View Hill to Peninsula Point, The Ne~port Ensign blankets the city' finest and most affluent communities, with local new and thoughtful commentary. In all, 25,000 homes receive The Ne"'port Ensign each week. Another I 2% say theirs is valued at between $750,000 and $999,999.
