Mostly I forage for myself but I guess the secret is to insult them to get their attention. On the Coast Anyway, Gil had this press conference Friday morning outside Mimi's Cafe at Harbor and Newport boulevards in downtown Costa Mesa. It was an inspired location for Gil 10 announc:c his sponsorship of AB 3218. If it passes, 1hc bill will provide grants or low-inlercst loans 10 small businesses in Costa Mesa. Specifically, small businesses w~h have been dev:is1a1ed by the interminable construction of Ute Mystery Freeway and the current resurfacing or Newport ~lvd. Mark Zigner, owner of a jew- elry importing business and one of the Zcppa partners, said he will be a consultant to the new Slade's Restaurant at Fashion Island, which is scheduled to open by Aug. l. Zigner said he is a friend of the New York- based restaurant company's owner, Ira Slade, and he re- ferred Slade to the former Zepp;i location. Zigner declined to say- whethei he would have an own- ership interest in Slade's. Zign- er's· partners in Zcppa, Barry Hermanson and Richard Har- mon, will not be involved in the new Slade's Restaurant. ZcpJY.1, a -posh restaurant that became as much a night· club as it was a place to cat, closed last spri ng. Its owners sa id they hoped to reopen the business last summer, possibly· Entre.._eneur usi ng a different name and · likely putting more emphasis on restaurant operations than 'bar trade. Zigncr said those rlans were set aside because o dif • ferences between the partners. Zcppa's overemphasis on bar trade proved to be a problem, Zigncr said, because the noisy bar crowd discouraged people who wanted a quiet dinner. H said .Slade's will not make e same mistake. Slade's will offer an interna- tional menu and a "cozy" din- ing atmosphere, Zigner said. The restaurant will off er bar services, but its focus will be meals, he said. Slade's prices will also be lower than those of Zcppa. Plans call for Slade's dinner en- trecs to be priced between Sl2 and $16, compared with $20 to $24 at Zcppa. Slade's will serve breakfast, lunch and dinner, and it will accept FAX and takeout orders. The company was originally known for beachwear, and its clothing was especially popular among volleyball players. The product line has been expanded to focus on what Bernard calls "hip street clothing." The line features denims and shirts and hats look good with jeans. The company has also licensed out swimwear and children 's Spot Sport lines, and it has international licensees who market Spot Sport products around the world. Under • licensing John Bernard agreements, Spot Sport gives product samples and use or its name to licensees who pay royalty fees to produce and sell the clothing. When• Bernard founded Spot Sport in June 1985, when • he was still working as a computer sales executive. He worked part-time..on development of Spot Sport until June 1986. when he decided to move to Newport Beach --"the heart of the industry" -and devote all of his time and efforts to the company. He was undaunted by the risks of running his own business. "I'm just the kind or guy who always wanted to work for myself, and what better time to risk it all then when you're young," he snid. "This wns my big opportunity to go for it ond do something with my life." How· Spot Sport has grown steadily, from sales of $500,000 •in 1986 to $8.5 million in 1991. Bernard projects 1992 sales of $10 million. He expects the company's domestic and international licensees to generate another $10 million in Hies this year, including S7 million abroad. Bernard believes the company ca n grow to annual revenues of $20 million-to $25 mil lion, priinarily by expanding its product line and increasing its presence with its existing network of retailers. Although Spot Sport clothing is sold in some department stores. such as Nordstrom's. Apartment complexes in South Orange County, including Newport Beach and Costa Mesa, are averaging occupancies of 95 percent, down from 98 percent a year and a half ago, according to Laguna Hills-based research firm Research Network Ltd. The 95 percent average is not bad by the standards of other parts of the country, but it's the lowest occupancy figure posted in the seven years Research Network Ltd. has been doing market studies in the county. And reduced occupancies ntay be the least of the problems. "A greater concern is erosion of rents," said Pam Wooldridge, a principal with Research Network. "Rental rates are sliding downward, l\nd leasing_ ince1ulves have grown considerably. Those things arc all biting away at the returns on apartments.
